We are currently showing apartments for the Fall of 2008 & 2009. Every year students are starting earlier and earlier to find that right apartment or house. If you know that you are renewing please let us know ASAP so that we do not bother you by showing your place for the fall. We will be mailing renewal forms out to all of our residents during the early winter season.

Fall Leasing Policies
Fall leasing for 2008-2009 has already begun !! Current tenants can renew anytime they wish, just call the leasing office. If we receive a deposit for next FALL, we usually are able to give current tenants a 48 hour right of first refusal. NorthSteppe Realty, Inc. rarely refuses to renew a lease,  but this may occur due to property damage, poor payment history or other issues.

      Remember back to last year when you were on the fast pace of looking for just the right place to live. Going from place to place to look at each apartment, getting everyone together to see the place at the same time, coming up with a security deposit, having someone walk through your apartment on a daily basis until it was rented, getting your parents to co-sign....WE COULD GO ON AND ON BUT YOU GET THE IDEA.

ARE YOU RENEWING FOR 2009-2010???

EXCELLENT!!! You have made a great choice! Here are a few reminders for you:
     • If you PRE-PAID your last month's rent, you will still need to pay this August or September's rent. If you renewed, your last month's rent no longer applies to this year, but now next year. For example: If your original lease states that your lease expires on August 31, 2008, and you have prepaid your last month's rent, then you will need to pay August 2008 rent. Your "new" last month is now August of 2009.
     • You may also want to consider buying your parking passes for next year, now. There will be some restrictions as to how many parking passes can be sold per apartment, but new tenants for next year have already started to purchase parking passes. Just stop in the office and let our staff know you would like to purchase a parking pass for 2009-2010. Remember, we can only take a check or money order.

Important Tenant Information
Alarm Systems

If you are interested in installing a security system in your apartment, please stop by the office for the appropriate forms and information on pricing. If you have an existing alarm, you are responsible for all usage fees, (monitoring, false alarms, etc.), no exceptions. If you do not want to use the alarm for any reason, you may request maintenance to disable it.

Safety
There are no life preservers available at the Northsteppe Office. If you are planning on leaving town for break, and you do not want to return to your apartment full of water, please be sure to KEEP YOUR HEAT ON so the pipes do not freeze.

Towing
C&M towing will begin towing ALL vehicles that are parked on the lawns of our properties. Parking on the grass at any of our properties is against CITY CODE and violators will be towed AND fined!

PAAAAAAARTAAAAAY!
If you are planning a party, please use your best judgement in who is attending. REMEMBER: YOU ARE RESPONSIBLE FOR THE ACTIONS OF YOUR GUESTS! We are requiring that our residents have no more than 20 guests at any and all parties at one time. There are to be no block parties. There SHOULD NEVER be no more than 4 people on any deck at one time, and there should NEVER be anyone on the roof at ANY TIME.

WHAT.....ARE YOU TRASHED?
Please dispose of trash properly. Any tenant leaving trash outside their door or house, which is not in the proper receptacle, will be fined. Trash that is not disposed of properly can result in an increase in rodent and insect population and activity!

ARE YOU A COUCH POTATO?
If you love your couch, please do not leave it outside. Couches deserve your love and affection by staying inside where it is warm and dry. The City of Columbus feels the same way as they have initiated new fines for those who leave couches on the porch. Please do your part and preserve the life of a couch, keep it inside! The same applies to ANY upholstered furniture.

Insurance vs. Loss
It would be to your benefit to have renters insurance to cover any loss you may accrue do to theft, fire, water damage, etc. NorthSteppe Realty does not cover loss of tenants personal possessions.

Reminder:
We are into the season of heavy burglaries.

It would be wise for you to take your expensive items home with you for the holiday or put them out of sight for anyone to see.

Make sure that your doors and windows are locked

You should put one or several lights on timers to go off at different times while you are gone to look like someone is home.

Don't tell too many others what your plans are for being away from your apartment.

Have your mail stopped at the post office and pick it up at the post office on your return.

If you know that a neighbor is going to be home during the holidays, ask them to keep an eye on your place and call the police for you if they see anything suspicious.

24-HOUR
TOWING PATROL

Yes, we tow all vehicles without a current sticker.  Please make sure you have your 2006-2007 sticker displayed in your back windshield. Towing Patrol has begun!  Any car without our sticker may be towed at any time at the vehicle owner’s expense.   

If you would like a parking pass, call 299-4110, or stop by  to see if any are still available.  Be prepared to pay an annual fee of $200 upfront (check or money order only)!  Please note that if you have a towing concern call C & M Towing direct (291-2101), not us.  We do not monitor the lots or towing.    
NO TEMPORARY PARKING IS ALLOWED, EVER (including parents and other visitors). 
Sorry for any inconvenience, but they could be towed.  Only ONE sticker will be sold per tenant and they are not interchangeable.  They are like cash – so please treat them accordingly.  Should you purchase a new car, take the old one off for an exchange! 
Cars with fake passes will be towed, as well.

To place a maintenance request, call 299-4110 (then press 2) and leave a detailed message (complete with name, phone number, and address).  Our crew of specialists will work diligently to get your request taken care of as soon as possible.  We try to call all maintenance requests back within 30 minutes of our receiving the request. RENT PAYMENTS

Due on or before the FIRST OF EACH MONTH!

NO GRACE PERIOD ON RENT PAYMENT! 

For your convenience we have a 24-hour drop box located at 10 E. 17th Ave. This drop box is emptied daily the contents are stamped with the date received at the office. 

Just a reminder that OUR OFFICE DOES NOT ACCEPT CASH FOR RENTAL PAYMENTS! 

New rental payment options for all tenants of NorthSteppe Realty:

• Rental payments for the entire monthly charge must be paid in the form of one check or money order for the full charge amount.

• Multi check/money order payments will be received with a $50.00 penalty for each additional check/money order.

• ACH debit option may be used per tenant with no penalty.
